Terms and Conditions

1. Booking & Confirmation

A booking request submitted through this website does not constitute a confirmed reservation. Your stay is confirmed only once you receive written confirmation from Vicolo di Sorano and, where required, payment of a deposit has been received.

2. Payment

      • A deposit of 30% of the total stay cost is required at the time of booking confirmation and must be paid securely via Stripe.

      • The remaining balance is due 7 days before arrival.

      • A valid identity document is required for all guests, including minors, prior to check-in, in compliance with Italian public security regulations. Please see our Privacy Policy for information on how personal data is processed.

    3. Cancellation Policy

        • Cancellations made 14 days or more before check-in: full refund of the deposit, minus any Stripe processing fees.

        • Cancellations made between 7 and 14 days before check-in: 50% of the deposit is refunded.

        • Cancellations made less than 7 days before check-in, or no-shows: the deposit is non-refundable. If the balance has already been paid, it will also be forfeited.

      4. Tourist Tax

      A tourist tax of €2.50 per guest per night applies, for a maximum of 4 nights per guest, in accordance with the regulations of the Municipality of Sorano. Guests under the age of 14 are exempt. Any further exemptions or reductions provided by local regulations will be applied where applicable. The tourist tax is not included in the accommodation price and must be paid separately.

      5. Check-in / Check-out

          • Check-in: from 3:00 PM

          • Check-out: by 11:00 AM

          • Early check-in or late check-out is subject to availability and must be agreed in advance.

        6. Occupancy

        The property accommodates a maximum of 4 guests. Unregistered guests are not permitted without prior authorisation from Vicolo di Sorano.

        7. House Rules

            • Quiet hours are from 10:00 PM to 8:00 AM. Please respect the tranquillity of the village, especially in the evening and at night.

            • Pets are not allowed on the property.

            • Parties and events are not permitted.

            • Smoking is prohibited indoors; permitted outdoors only.

            • The fireplace is decorative and may not be used by guests.

            • Access is via a personal PIN code, which must not be shared with anyone outside the booking.

            • Damages or malfunctions must be reported promptly to the property owner.

            • Waste disposal: please use the designated bins as indicated in the house instructions.

            • On departure: close all doors and windows and leave the property in reasonable condition.

          8. Guest Responsibility & Damages

          Guests are responsible for any damage caused to the property or its contents during their stay, beyond normal wear and tear, and agree to reimburse Vicolo di Sorano for repair or replacement costs.

          9. Liability

          Vicolo di Sorano is not liable for any loss, injury, or damage to persons or property arising during the stay, except where caused by proven negligence on the part of the property owner, in accordance with applicable Italian law.

          10. Force Majeure

          Neither party shall be held liable for failure to perform obligations under these terms due to circumstances beyond reasonable control (e.g. natural disasters, government restrictions, extreme weather).

          11. Governing Law

          These terms and conditions are governed by Italian law. Any disputes shall be subject to the jurisdiction of the competent court in Grosseto.
